Rental Policies: Full time students must provide a Co-signer to guarantee their portion of the rent. However, per the Roommate Agreement, if any one tenant leaves the apartment or falls more than 30 days behind in their rent, JRWilkes, LP. will charge the remaining tenants for the unpaid portion. It is the responsibility of the individual tenants and their co-signers to re-coup any unpaid rent from the tenant in default. Before a "HOLD" on an apartment is guaranteed, the Rental Application, the Co-signer Agreement and a security deposit equal to the amount of one months rent must be submitted to the Leasing Office for all tenants that will be named on the lease. If, after review of the submitted application, the rental is denied, the deposit will be refunded in full. If the application is accepted and the prospective tenant decides not to take the apartment, the deposit will be refunded after deduction of a $50.00 processing fee. During the period between June 1st and July 31st, all unoccupied units are repaired, painted and cleaned. Rentals to new tenants will be available on August 1st. At the time of move in, before tenant receives their keys, the first month rent and last month rent is required, payable by check or money order made out to JR Wilkes LP. The rent is due the 1st of the month. Each tenant will receive an individual rent statement for their portion of the rent. The tenant may bring the rent check to the leasing office or mail it directly to the accounting office. If the tenants renew for additional lease terms, the rent will be billed and payable monthly and the tenants will be allowed to occupy the apartment during the summer months. Rental rates are based as follows: 1 bedroom apartments starting at $500.00 - $525.00. If another person is added there is an additional $150.00 added to the rent. 2 bedroom apartment - 2 tenants the rent is $810. If a third person is added the rent is $960.00. 3 bedroom - 3 tenants the rent is $1200.00. If an additional person is added the rent is $1350.00. 4 bedroom - 4 tenants. The rent is $1300.00. No more than four tenants are allowed in any apartment. NO PETS are permitted on the premises as of the 2010/2011 school term. There are NO EXCEPTIONS to this rule. A Parking Fee of $30.00 per month if applicable will be added to the tenants rent statement. Parking is limited and requires a parking permit. A vehicle registration form must be filled out at the time of renting an apartment. You will only be billed for parking from September to May. June, July, and August are free. Parking permits are issued on a first come first serve basis. Security Deposits will be refunded within 30 days after the lease terms expires providing the apartment is returned clean and without damage beyond ordinary wear and tear. The unit must be cleaned (including appliances) and all furniture, personal items and trash removed. All keys and parking passes (if applicable) must be returned to the Leasing Office.
