



Thank you for your interest in
University Commons Apartments. To assist you in the rental process we are
providing you with this checklist of procedures to follow:
Rental Application, Co-Sign Agreement Form, Roommate
Agreement Form (If applicable).
Completion of the above steps will hold your apartment. A lease will be drawn up and a date to sign the lease will be scheduled. Must be completed before start date of your lease.
Rental
Application: Must be completed and signed with all information. A MOVE
-IN DATE, regardless of when your lease starts must be confirmed with the
leasing office.This is the date your utilities must be put in your name.
Co-Sign
Agreement Form: A parent or guardian must co-sign for you. If they do not sign it in
the presence of the leasing agent it must be notarized and returned to the
leasing office.
Roommate
Agreement:
One copy of the Roommate Agreement must be signed by all tenants.
Lease:
All leases at University Commons are for one year. Each tenant must sign the
lease.
Please
note that payment for the first and last months rent must be paid before the
start date of the lease by all
tenants moving into an apartment. This payment MUST BE MADE AT THE LEASING
OFFICE. First and Last month Rent is in addition to the SECURITY DEPOSIT.
No one will receive thier keys until security deposit, first month and
last month rent is paid. We do not accept cash. A check or money order made
payable to JRWILKES LP must be received from each tenant.
Rent
Includes: Heat
and hot water, sewer, trash removal, snow removal, pest control once a month and
24 hour Emergency Maintenance.
Tenant
Responsibilities Include: Electric, Cooking Gas Only (if there is a gas stove in the apartment),
Cable, Internet and Phone. You must notify the electric company (PPL
1-800-342-5775), Cooking Gas Only (if applicable UGI 1-570-829-3461 to put
these utilities in your name as of your move in date you gave to the leasing
office. Cable, Internet, and Phone are at your convenience. The number for Cable
is 1-570-825-8508. This is Service Electric and it is the only cable company
that services this area. We will verify at move in that you have had the
electric and cooking gas put in your name.
University
Commons strongly suggests that you purchase RENTERS INSURANCE. We are not
liable, as stated in your lease, for theft or damage to the apartment you are
renting or for damage to your automobile parked in any of our parking lots.

All
leases at University Commons are for a year, usually beginning June 1st
and ending May 31st of the following year. During June 1st
through July 31st all unoccupied units are repaired, painted, cleaned, and
inspected. Each tenant will receive an individual rent statement for their
portion of the rent.
It
is important for you to understand that although you have a lease starting in
June, we need time to prepare the apartments, unless, you want to move right in
AS IS. The amount of rent you pay is based on the school term. You pay one
amount whether you start paying in June, July, or August. We give you the
opportunity to spread your payments over a twelve month period. If you prefer to
be billed in July we will divide by 11 instead of twelve making your monthly
rent payment higher. If you prefer to be billed in August we will divide by 10
instead of twelve once again making your monthly rent higher. This will also
make your Security Deposit required higher as well. All tenants in one apartment must be in agreement.
Monthly Rent: $810.00 Total Rent For Term: $9,720.00
Divided
by 12 Monthly rent is $810.00 starting in June
Divided
by 11 Monthly rent is $883.64 starting in July
Divided
by 10 Monthly rent is $972.00 starting in August
The
bottom line is you are still paying $9,720.00 for a two bedroom apartment,
regardless of how you set up your monthly rent. In most cases we divide by 12
giving you the lowest rent per month unless you specifically tell us otherwise.
Note:
This is an example of a two bedroom. The same procedure is followed for a one,
two, three, or four bedroom apartment.
